All About Effingham

Just north of Savannah, Ellingham County, GA strikes a great balance between country living and suburban amenities. It’s become quite the spot for people looking for a change of pace without being too far from the conveniences of city life.

With a population right around 65,000 in 2020, Effingham County has seen its fair share of growth. As a matter of fact, it’s a 24% increase in residents since 2010. The uptick points to the area’s increasing popularity and the lifestyle it offers.

Effingham County is steeped in history too. It dates all the way back to 1777, during the American Revolution. That makes it one of the original counties when Georgia became a state. It’s named for Lord Effingham, a British Army officer who refused to take part in war against the colonies. 

The county sits right between the Savannah River on its east side, and the Ogeechee River along the western edge. This means there are ample opportunities for fishing and boating, along with beautiful landscapes and wildlife.

Growth, history, and natural beauty make Effingham County an attractive choice for anyone looking for the Lowcountry lifestyle.

The Communities of Effingham County

Now let’s take a look at some of the individual communities that help to make Effingham so special. While we’d love to tell you about them all, we’ve chosen three cities that truly capture the essence of the county. 

Guyton

First up is the charming little city of Guyton. While this town of around 2,300 residents wasn’t incorporated until 1887, its history dates back to at least 1792. That’s when 250 acres was granted to Squire Zachariah White, and the community of Whitesville was born. 

In the following years, train tracks were laid, and the land was divided into lots and streets. Many of the lots were purchased by well-off Savannah residents to build their summer homes. Since there was another Whitesville in Georgia, the town was renamed after a prominent community member, Archibald Guyton. 

Today, the original 250 acres make up the Guyton Historic District. Listed on the NHRP, each year the Historical Preservation Commission presents a holiday tour of the area. 

Don’t let Guyton’s smaller size fool you! There are still plenty of amenities and things to do. There’s a thriving downtown with shopping and dining options, a lovely main street, and Guyton Old School Park for sports and recreation. Then there’s Butterducks Winery, who offer traditional varietals along with dessert and assorted fruit wines!

Homes in Guyton are accessible to buyers of any budget, while still prioritizing what means most to them. Whether it’s a mid-century bungalow, historic Victorian, or luxury estate, Guyton has the house for you! Not to mention you can choose between a suburban neighborhood or go for a more rural feel on a couple of acres. All less than an hour from Savannah.

Rincon 

At around 11,000 residents, Rincon is the largest city on our list, and in Effingham County. While the first settlers made it to the area in 1751, Rincon wasn’t incorporated until 1927. 

In the late 1800s a railroad line and dirt road were built. That’s when Rincon, Spanish for “corner”, first started to see significant development. Around this time, Rincon became a bit of a trading hub. Cotton and lumber from local farmers and sawmills were sent off by rail, and residents were also able to receive goods. By 1900 the town had its first schoolhouse. 

These days, while a lot has changed, Rincon remains a hub for Effingham County. Only now, instead of sawmills and farms, it’s the city’s modern amenities that stand out. From locally owned shops and restaurants to national chains, the city blends convenience and community spirit.

This economic development means you won’t have a far commute to enjoy a fulfilling career. But we should mention that Rincon is only a short 25 minute drive to Savannah/Hilton Head International Airport. So, whether for work or play, you have access to anywhere just down that old dirt road, which now happens to be State Highway 21. There’s no doubt that Rincon has become the convenience and economic center of Effingham County.

Homes in Rincon are a lot like the city itself, offering a mix of quaint small town charm and modernity. There are options for just about any budget and taste. Beautifully restored antebellum homes and farmhouses are in no shortage. Additionally, due to growth in the early 1980s, there are many established neighborhoods from the era alongside new construction.

Springfield

Last, but certainly not least, we have Springfield, named after a mineral spring in the area. While small in size, with just over 3,000 residents, the city plays an important role as the core of Effingham County. This has been the case since its beginnings in 1799, when it was founded as the county seat.

Eventually being incorporated in 1838, Springfield followed a similar path to the rest of the county. The railroad led to increased trade, which resulted in more residents. As a result, neighborhoods, churches, and businesses were built. In 1909, Springfield’s most well known landmark, the (now) Old Effingham County Courthouse, was completed.

Since then, the population has continued to see significant growth, including an almost 60% increase between 2010 and 2020. And while it may not get the same attention as its counterparts, Springfield remains the heart of Effingham.
