3 Things to Know About Prefab Homes Before You Buy

Modular home building is one of the fastest-growing segments of construction, with modular housing production increasing every year. Modular homes are becoming increasingly popular because they take less time to build and are cost-efficient options for first-time buyers or seasoned investors. If you’re interested in a prefab home, you know all the benefits, such as low cost, fast construction and pristine craftsmanship, but before you make a final decision, consider the details.savannah prefab home information

The process

Building a modular home is very different from building a traditional home. The homes are built in a factory in programmed stages — from the walls to the finished product — and then set in place at the home’s location. Framing, insulation, floors, drywall, roofing, windows, plumbing and lighting fixtures are all installed and finished by experienced craftsmen using state-of-the-art production technology. The home is shipped 90 percent complete and is assembled on the foundation. This process brings forth very different issues than the traditional homebuilding process.

How to find the right manufacturer

The quality of your modular home will depend on your manufacturer. There are plenty of high-quality companies building incredible modular homes, but these companies may have a higher price tag. Don’t automatically go with the manufacturer that has the lowest prices, though, because you can get burned with a bad modular home that was built with cheap products. Find the right manufacturer by looking at its finished homes and talking to other clients who’ve used that manufacturer.

How the home looks when it is done isn’t everything — you should choose a builder based on the company’s range of designs, geographical reach, and reputation. The price tag is just a small factor in the overall picture.

Be mindful of the foundation

With a conventional home, it is easy to make adjustments for foundations that aren’t perfectly level. Since a prefab home is built in a factory and shipped to the location, making changes to adhere to the foundation is next to impossible. The foundation has to be perfectly square within a half-inch for the modular home to work.

This is something that buyers interested in a modular home should take into consideration. Before you ever purchase a modular home, you need to ensure that the land you want to build the home on has the means to provide a perfect foundation setting.

Closet Design Trends We Never Thought We’d See

Large, walk-in closets have become more and more popular over the past few years. In fact, many newer master bedrooms have closets that are almost as big as another bedroom. These closets frequently have space for all your clothes (hanging and folded), shoes and even jewelry. While closets used to be an afterthought, they have now started to become one of the most important rooms in a home. savannah design trends

With all this extra space, designers and homeowners have started to come up with some crazy decorating trends that center around the closet.

1. Wine fridge. In many upscale homes, the master bedroom’s closet has started to become the female equivalent of a man cave. In the closet you can find a full vanity with a makeup area as well as plenty of storage for clothes, shoes, jewelry, purses and more. In addition to all this, some closets even include a wine fridge for anyone needing refreshments while they are getting ready.

2. Upscale hardware. Many newer closets include gold, silver or brass cabinet hardware and/or accessories.

3. Bright colors. With the expansion of the closet, there is more space to include design elements that were previously used only in a home’s larger spaces. Accent walls have become increasingly popular recently, and that trend has spread to accent countertops, doors and drawers that can be found in the closet.

4. Contrasting textures. In addition to using contrasting colors to accent a space, designers have started to use contrasting textures as well. A textured cabinet or drawer will pose a stark contrast to a smooth, wood-paneled wall.

5. Laundry room. If you are getting dressed and undressed in your closet, it would make sense for you to have your laundry hamper in the closet too. But some designers have taken this one step further and relocated the entire laundry room to the closet. Some newly built homes have the washer and dryer hookups right in the master bedroom’s closet. This way homeowners can wash, dry, fold and put away their clothes all in one room. Efficient? Yes — and a trend that was previously unheard of.

6. Built-in shelves and drawers. Even in smaller closets, it is becoming more common to include a built-in shelving unit and/or a built-in set of drawers. These shelves and drawers may or may not match the closet door and trim. Many designers choose contrasting colors or plain wooden features in order to accent the closet’s design. A combination of hanging sections and shelves can maximize your closet space.

7.  Doorless closets. Gone are the days of hiding everything behind closed doors. Many modern closets are so well-organized that they can become a stylish part of your bedroom.

What are some of the craziest trends you’ve seen in the world of closets? We’d love to hear from you!

Hot Interior Designers to Follow on Instagram

Before the days of social media, homeowners had to browse magazines and catalogs in order to find inspiration for their next design project. Hunting down a new design idea could take hours or even days. Today, top designers can be found on every social media site imaginable. Instagram is filled with thousands of design schemes, each of which is easily viewed at the touch of a button. savannah interior design trends

While there are countless home décor-focused Instagram accounts, there are a few that stand out as the major trendsetters.

1. Dabito (@dabito) is based out of New Orleans. Formerly a graphic designer, he has now turned his talents toward interior design. His own private residence is expertly designed and is featured on his Instagram account. His account also includes designs that are found in more public spaces such as cafés and hotels in addition to shots of other private homes.

2. Alessandra Branca (@abranca) was born in Rome and has continued to travel to numerous other famed design centers. Her Instagram account includes an eclectic collection of color schemes, artwork and other interesting design elements that she has encountered while traveling. Unlike many other interior designers, she posts pictures of her work while it is still in progress, giving viewers a look into the design process rather than just the finished product.

3. Becki Owens (@beckiowens) is a Southern California resident who is focused on traditional, formal living spaces that have a bright splash of color — usually pink. She started out working on model homes, switched to focus on staged homes for sale and then settled on a career in residential design. This diverse experience has helped her become an expert at working with unusual spaces.

4. Amber Lewis (@amberinteriors) is focused on an all-natural design pallet, including wooden furniture and earthen tones that create the perfect blend of modern features and a warm, inviting atmosphere. Her designs are all picture-perfect, with bright, open spaces and clean lines.

5. Benjamin Vandiver (@benjaminvandiver) owns a full-service interior design company based out of Nashville and New York. His minimalist designs appeal to those trying to make the most out of their living spaces. He focuses on modern, metallic tones and vibrant prints on throw pillows and rugs that can help accent an otherwise dull or monochromatic space.

6. Domino Mag (@dominomag) is the online presence for the printed Domino magazine. Following its Instagram account is a great way to keep up with all its featured homes as well as pick up some great recipes.

7. Grace Bonney (@designsponge) keeps up a constant stream of posts that include pictures of farmhouses, suburban homes and unusual interior arrangements. She is one of the most active posters on this list, with frequent comment interaction with several hundred thousand followers.

Do I Need a Permit to Do That?

Renovating your home can be an exciting undertaking, but it is important to slow down and make sure you check all the boxes before you proceed with your project. Building permits primarily exist to protect the health and safety of the home’s residents, so while it might be inconvenient to apply for a building permit, it can be worth it in the long run. But how do you know if you need a building permit for the project you are planning?savannah building permit

1. Do I need a permit for the project I am about to start?

A few general guidelines can give you an idea of whether you will need a building permit. In most cases, you will need a permit for any modifications you would like to make to your existing home. These include electrical, sewer or plumbing updates and mechanical installations. They also include changes to the roof line, the addition of fireplaces and the expansion of pre-existing windows.

On the other hand, there are some situations when a permit is usually not required. Cosmetic changes, such as new flooring, trim or paint, typically do not require a permit. Other types of modifications, such as building a deck, replacing the siding on your home, or building a new fence or retaining wall, may or may not require a permit depending on your location.

2. Why do we have building codes?

Building codes are put in place to protect the home’s residents as well as the community at large. One commonly cited example of a building code applies to stair railings. Stair railings are required to have sturdy hand holds to help occupants traverse them. In general, railings are also not permitted to have any gaps that are larger than 4″. This regulation was put in place in order to prevent small children from getting stuck while trying to climb through the gaps.

Building codes can also help make the community safe and clean for everyone. Examples of this include environmental efficiency regulations.

3. Is a building permit my responsibility or my contractor’s?

If you choose to hire a contractor, make sure you discuss with the contractor who will be pulling the building permits. In some areas, you have to be a licensed general contractor in order to pull building permits, but in many other jurisdictions you are able to pull building permits for your own private residence.

4. How can I find out if I need a permit?

Check with your local jurisdiction. Different areas have different laws surrounding building permits and building codes. In general, urban areas are more strictly regulated while the requirements in rural areas tend to be more lax. Make sure that you check the most up-to-date versions of all the guidelines. For example, requirements for energy efficiency have changed drastically over the past decade, causing building codes to adjust accordingly. It is always best to make sure that you are up to date on the local building codes and guidelines.
